I can assist in the purchase of a "For Sale By Owner" property a "Short Sale" property or a property listed by a Realtor on the M.L.S. Don't limit yourself to only properties that are listed by Realtors that everyone else is looking at and most likely have already seen. Lets look at them all!

 

 

In many cases, I'm contacted by the Seller a Buyer, an attorney or maybe an accountant working for their client.  The client, Buyer or Seller wants the assistance of a profesional Realtor with experence to negotiate the sale or purchase of a property. I may write the contract, assist with the disclosures, have inspections done, then review them with you, assist with the loan process and close the transaction. This is what I do. 

And what is that?  I  assist in finding the right price to offer for the  property or what price to offer the property for sale for. When I list a property, I provide the marketing to find buyers. I provide "FOR SALE" signs and professional flyers to hand out as well hold open houses to show the property to  buyers. Through various web sites the property will be offered "For Sale" over the internet.  I assist in  staging the property so it will show in it's best light. I may assist a buyer choosing the right property. I prequalify all potential Buyers that come to see the property.  I complete the negotiations between the Buyer and Seller.  I make sure all the  required paper work is completed, including writing and reviewing the contract, counter offers, addendums, changes to the contract and the required property disclosures.  I will correspond  with you, the title company, the lender as well as the lender's appraiser and the property insurance provider.  In addition, I will arrange for property inspections.  After receiving the written property reports and inspections including any association documents. I will review the reports and documents with both the Buyer and the Seller.  If negotiations are needed regarding work to be done, I will do that as well.   Prior to the close of escrow, we will walk through of the property with the object of obtaining a final acceptance of the property.  Prior to signing documents at the title company, the closing statement will be available to you for your review, this is to make sure that both the Buyer and Seller receive all the credits they are entitled.
